Brennan Investment Group (BIG) is seeking a motivated and detail-oriented Asset Management Intern to join our 2026 Summer Internship Program! This full-time internship (40 hours per week) offers hands-on exposure to industrial real estate investment, asset management, property management, and leasing operations.

Overview:

Brennan Investment Group (BIG), is a privately held industrial real estate investment firm which acquires, develops, and operates industrial properties in select major metropolitan markets throughout the United States. The Asset Management Intern will provide asset management, property management and lease administration support.

As an Asset Management Intern, you will support the Asset Management team by assisting with portfolio analysis, operational reporting, budgeting tools, and administrative functions across multiple departments. Interns will gain practical experience working within real estate platforms, participating in operations meetings, and collaborating with cross-functional teams. The program also includes job-shadowing opportunities within the Midwest Operations division and a capstone project where interns partner with peers to analyze and present a drafted deal to BIG’s Executive Committee.

Hours: Full time; 40 hours per week

Location: Rosemont, IL

Responsibilities

  • Assist in analysis and monitoring of investment portfolios.
  • Participate in Operation meetings and contribute to strategic discussions.
  • Learn and work within Property Management and Budgeting platforms.
  • Perform administrative tasks and provide general support to the Asset Management team including Property Management and Leasing.
  • Organize and input existing data using Excel spreadsheets and review data for deficiencies or errors.
  • Provide secondary support to the Marketing department by updating broker data and regional markets data.
  • Job shadow within Midwest Operations division.
  • Collaborate with interns from related departments to create and present a drafted deal to the Executive committee.
  • Perform other duties as assigned.

 

Qualifications

  • Rising Senior pursuing a bachelor’s degree in finance or business administration, and with an emphasis in real estate, from a four-year college or university.
  • Demonstrated interest in industrial/commercial real estate, with experience participating in real estate-based activities.
  • Ability to consistently maintain a professional demeanor.
  • Demonstrated ability in verbal and written communication skills.
  • Proficient working knowledge of Microsoft Office suite (e.g., Word, Excel, PowerPoint, Outlook)
  • Good mathematical and analytical skills.
  • Familiarity with ARGUS is a plus.

Brennan Investment Group is seeking an Accounts Receivable Specialist. The Accounts Receivable Specialist position supports the Accounts Receivable function within the Corporate Services platform of a privately held industrial real estate investment firm which acquires, develops, and operates industrial properties in select major metropolitan markets throughout the United States. The AR Specialist is responsible for supporting the Operations teams with all aspects of accounts receivable. Additionally, the AR Specialist will handle bank reconciliations and assist with our management company’s corporate accounting. Responsibilities

  • Be a Good Partner
  • Make deposits and post receipts to tenant ledgers
  • Update monthly tenant billing
  • Maintain/update tenant charges
  • Bill work orders and calculate late fees
  • Post transactions to journals, ledgers and other records
  • Reconcile accounts receivable transactions
  • Reconcile bank statements
  • Monitor accounts to ensure payments are up to date
  • Research and resolve invoice discrepancies and issues
  • Maintain tenant files
  • Correspond with tenants and respond to inquiries
  • Provide supporting documentation for audits
  • Assist with accounts payable functions (input invoices, check requests, check runs) as needed
  • Collaborate with Operations team on property tax appeal documentation and other administrative tasks related to property tax appeals.
  • Collaborate with Property Managers to process lender funding packages for capital projects, tenant improvements, commissions, etc.
  • Assist Property Managers on CAM reconciliations, annual budgets, and any other necessary schedules.
  • Any other duties assigned by the supervisor(s) and as time allows.

Qualifications

  • Bachelor’s Degree strongly preferred
  • Strong proficiency with Microsoft Office Suite is required, with solid Excel skills
  • Accounting software proficiency required; experience with MRI or other real estate accounting software preferred
  • Experience in an Accounts Receivable role, specifically applying customer payments, is required
  • Previous experience performing bank reconciliations and customer account reconciliations is required
  • Previous experience in a real estate/property management industry is preferred
  • Meticulous attention to detail and accuracy

  • Effective problem-solving capabilities

Overview:

Brennan Investment Group (BIG) is seeking an Asset Manager to join our growing team. This role supports the asset management function of a privately held industrial real estate investment firm that acquires, develops, and operates industrial properties across select major metropolitan markets in the United States.

 

The Asset Manager will support BIG’s Mountain West platform, overseeing a diverse portfolio of industrial assets, including multi-tenant, single-tenant, IOS, and development properties. This role is responsible for driving asset performance through leasing (new and renewals), financial oversight, and day-to-day portfolio management. Key responsibilities include budgeting, forecasting, cash management, reporting, and financial analysis, as well as overseeing property operations, tenant relations, and third-party partners. The Asset Manager also ensures compliance with lease and loan agreements while monitoring tenant credit and overall asset performance.

Responsibilities

  • Be a Good Partner.
  • Oversee the management of an assigned set of properties with adherence to Brennan’s Operating Principles and in accordance with Brennan’s national operating Policies and Procedures.
  • Leasing – In partnership with the Managing Principal, the Asset Manager leads efforts to maintain occupancy and drive renewals by building strong tenant relationships and providing business-focused real estate solutions. This includes helping tenants improve operational efficiency through functional or capital solutions. When vacancies arise, the Asset Manager oversees re-leasing efforts and manages listing brokers.
  • Portfolio Servicing – Communicate with tenants and lenders, coordinating rent and lease notices, reserve draws, insurance compliance, tax escrows, leasing, capital projects, and other approvals.
  • Rent Billing and Collections – Oversee monthly rent billing and collections, including coordination with a third-party property manager.
  • Operating Expenses – Oversee monthly payment of real estate taxes, insurance, and other operating expenses, including coordination with a third-party property manager.
  • Capital Expenditures – Ensure deferred maintenance and immediate repairs are completed promptly, including coordination with a third-party property manager.
  • Tenant Credit Analysis – Collect, track, and analyze quarterly and annual tenant financials.
  • Financial Analysis – Perform investment and portfolio analysis, including hold/sell decisions, leasing, capital investments, dispositions, reforecasting, and value-add opportunities.
  • Financial Reporting – Lead monthly, quarterly, and annual reporting (with Accounting support) for internal, partner, and lender requirements, including audits and taxes.
  • Budgets – Prepare annual operating and capital budgets for all properties.
  • Capital Markets – Support acquisitions, dispositions, financings, and recapitalizations, often leading disposition execution.

Qualifications

  • Bachelor’s degree, preferably in real estate finance, management, or development.
  • Minimum 5 years of experience in real estate asset management or a related field.
  • Industrial property experience preferred.
  • Strong financial acumen and analytical skills required.
  • Detail-oriented with a critical mindset and ability to validate own work.
  • Proficient in Microsoft Office (Word, Excel, Outlook) and basic file management tools.
  • Argus experience preferred.
  • Self-starter with a results-driven approach; able to independently manage complex leasing or capital projects and anticipate issues.
  • Goal-oriented team player with the ability to build consensus in a fast-paced, growing organization.
